Seal coating is one of the least expensive, yet most effective forms of asphalt street and road maintenance available. One of the downfalls of asphalt pavement is the loss of surface oil that results from traffic and weathering. Over time the absence of this binding agent will result in cracking and accelerated deterioration of the roadway, down into the base in severe cases.

Manatts offers a seal coating procedure that prevents asphalt deterioration and lengthens the life of asphalt roads.  When performed on newer streets and roads with minimal cracking and signs of wear the surface oils can be restored before damage is done. Along with the surface sealant comes a new layer of aggregate coating. This serves two purposes as it 1) allows the road to remain open to immediate through traffic and 2) provides a new surface agent and slows road wear. Our seal coating process has proven effective on parking lots, city streets, county roads, and even state highways. 

Another great feature is this material’s ability to act alone as the only surface agent on new city streets. By spraying onto a compacted rock base, covering with aggregate, and then repeating the process once more a new road can be created at a minimal cost.
